A multi-year effort, this arts and community-focused redevelopment included the renovation and repositioning of the Randall Junior High School backed by a modern c-shaped LEED Platinum residential tower. The development exceeded district thresholds for affordable housing and enriched local community with a new cultural institution, the Rubell Museum, in addition to preserving local history and creating new publicly-accessible open space.

The buildings are connected by an expansive courtyard, host to a bosque of trees, bermed plantings, and sinuous concrete seatwalls that frame the space. A large-scale amenity roof terrace framed by planting serves residents with a pool, shade structures, grills, fire pits, and a mural wall featuring art by Rose Jaffe. The museum frontage is reconceived with raised planters, residential terrace gardens and newly-accessible entrances.
