700 Penn, the site of the former Hine Junior High School, will boast nearly 699,900 square feet of residential, office, retail space and flexible event space.
The redevelopment site, located adjacent to Capitol Hill’s Eastern Market, is comprised of a unique grouping of architecturally distinct buildings. The architectural context requires the site design and landscape to respond seamlessly to the character of the surrounding neighborhood. Although the design is rooted in the historical framework of Capitol Hill, OvS’ designs include many contemporary sustainable site elements, including systems of stormwater harvesting, urban forestry best-practices, and green roofs.
700 Penn is designed to incorporate the best principles of New Urbanism and Transit-Oriented Development. Upon completion, the new development will enliven the community, ensure a more pedestrian-friendly Pennsylvania Avenue and 7th Street, and serve as a hub of neighborhood activity.
